Equity Property Management L.L.C. (EPM) was formed in 1997 to manage multifamily properties located in Illinois and Wisconsin that had been previously acquired and had, until then, been managed by third party managers on behalf of our investors.

In 1999 a property was purchased in Merrillville, IN that began the systematic investment in real estate in Indiana. Over the next seven years EPM acquired five additional properties in Indiana; three in Merrillville and one each in Granger and Columbus, Indiana. In early 2006 the EPM Corporate Operations Center relocated from Northbrook, Illinois to Merrillville, Indiana.

Expansion continued as third-party fee clients sought out EPM for management services. The EPM managed portfolio also continued to grow by acquisition on behalf of our investor groups. In the fourteen years since EPM’s move to Indiana, EPM acquired an additional 1,647 apartments in ten communities in Indiana and two communities in Louisville, Kentucky. 

In 2014, EPM launched Multifamily Construction Management, LLC (MCM) a wholly owned subsidiary of EPM that manages the implementation of complex capital improvements, property-wide apartment rehabilitations and property specific enhancements (e.g. low flow toilet installations, landscaping upgrades, etc.).

In 2016-2017, EPM successfully completed the conversion of 190 apartments in three communities from market rate to Low Income Housing Tax Credit status using the Indiana Housing & Community Development Authority (IHCDA) 4% rehabilitation credits. MCM was the construction manager for this $6,250,000 project. These communities, all located in Merrillville, Indiana, were collectively renamed "Edgewood Group Apartments". 

Central to EPM's employee culture is a focus on the owner's objectives: growing income, keeping operating expenses at bay and maintaining the real property in a condition where it appreciates in value. These are concepts that are reinforced with every EPM employee. Consistent outreach, constant marketing for new prospects and a focus on the retention of existing residents enables EPM to maintain high economic occupancies at our managed properties. Prudent planning, careful supervision, structured employee training, and mentoring a well-trained maintenance staff that can perform many traditionally outsourced functions in-house, enables EPM to maximize an owner's return on investment.

EPM employees are, through their participation in the EPM Management Incentive Plan, virtual owners in every property we own and manage.

For more than 25 years, Equity Property Management, LLC (EPM) has managed multifamily apartments in the Midwest. EPM continues to deliver on its promise to provide safe, affordable and respectable homes for our residents.

Since 2014, EPM has grown to include a construction management subsidiary (Multifamily Construction Management, LLC – MCM) that can execute on our owner's vision and manage strategic capital improvement plans including roof replacement, complete interior rehabilitation, fire damage restoration and the complex logistics of structural rehabilitation as well as new construction. Since inception, MCM has managed over $14,000,000 in interior apartment work that included the rehabilitation of almost 1,000 apartment units and the ground-up construction of 28 apartment units in Columbus, Indiana. In addition, MCM has completed over $2,500,000 of other common area capital upgrades at the EPM-managed properties. MCM prides itself on never delivering anything less than perfection to our clients.

Consistent with EPM’s desire and ability to find the optimal plan for a specific asset, EPM converted 190 apartment units under the Indiana Housing Community and Development Authority’s 4% Low Income Housing Tax Credit (LIHTC) rehabilitation program in Merrillville, Indiana in 2016. The 190 units were contained in three scattered sites in Merrillville built between 1970-73. 

EPM and its affiliates solicited bids for a not-for-profit Limited Partner. After selection was complete, EPM guided these Merrillville assets, as a single entity, through the complex road of renovation, relocating existing residents and lease up with qualified tax credit residents. Staff were trained and systems put in place to manage the asset through the initial compliance period and beyond. EPM retains a certified file reviewer on staff so that the property receives the most current compliance direction and the credits can remain intact for the duration of the hold period.

I am moving out of state to pursue a new job opportunity, but if it weren’t for that, I absolutely would have stayed here for the foreseeable future. You guys are doing a phenomenal job, especially compared to several other communities I have lived in over the years. Whatever you’re doing, keep up the good work. Spaces like this are hard to come by.

    We relocated to Indiana this summer. We chose Washington Village for the convenient location. Close to shopping and the interstate. The property itself is great. The grounds staff take great care making sure everything is well taken care of and clean. Any maintenance issues are resolved promptly. Washington Village has a great community feel. They hold regular game nights, breakfast on Saturday’s and other events throughout the month. My favorite thing has been the gift wrapping station in the club house over the holiday season!

    We moved in before the new year and while we have been residents for just a small period of time we absolutely love it here. It's so close to anything we would need yet feels tucked far away from the busy areas surrounding. I absolutely love the neighbors pups, it's a very animal friendly community and that is something we value. The move in process couldn't have been easier and if there is an issue with repair they are very quick to resolve it. We tell anyone we meet about Spring Lake, it's our little get away from everything.

    I lived in a three-bedroom townhouse for two years and had a very pleasant experience. The landlord and office staff are friendly and easy to contact. Our townhouse was newly renovated, so there were new toilets, sinks, washer and dryer, carpets, paint, etc. There were several recent upgrades on the outside this year: new paint and address signs, newly constructed wooden stairs, and even new windows! There are a lot of restaurants and shopping along 38th street that are close by, but the interstate acts as a good barrier from some of the not-so-nice neighborhoods farther east on 38th street.

  • Kevin Donohoe
    CPM, Executive Vice President

    Kevin J. Donohoe has been involved in real estate for the past 32 years. Mr. Donohoe is a graduate of University College Cork, Ireland and came to the United States in 1984. Mr. Donohoe began his real estate career in 1989 working for cooperative and condominium managers and developers in New York City and its environs. In 1996 he received his Registered Apartment Manager (RAM) designation from the Building Owners and Managers Association (BOMA) and in 1997 his Accredited Residential Manager (ARM) designation from the Institute of Real Estate Management (IREM).

    In 2000 Mr. Donohoe took a position as a Senior Asset Manager at Sentinel Real Estate Corp. In 2002 Mr. Donohoe was promoted to Vice President of Asset Management and managed a portfolio of 7,500 Class A units in Seattle, Portland, Las Vegas, Reno and in various cities in northern and southern California. Mr. Donohoe left Sentinel in 2005 to become Senior Vice President at Village Green Companies. Mr. Donohoe's portfolio at Village Green was headquartered in Chicago. The portfolio was comprised of 14,000 apartments in 40 properties in twelve states.

    Mr. Donohoe joined Equity Property Management L.L.C. in June 2008 as Executive Vice President and is responsible for the day-to-day operation of the Property Management Company as well as acquisitions, dispositions and senior asset management functions. In December 2008, Mr. Donohoe received the Certified Property Manager (CPM) designation from IREM.

  • Isabel Guerra
    HR/Payroll Manager

    Isabel Guerra received her BS degree in Human Resource Management from Purdue University in 2010. Ms. Guerra joined the EPM team in January 2011. 

    Isabel is responsible for Human Resource Administration and Payroll Management. Isabel coordinates searches for new hires, administers EPM’s benefit plans and provides payroll service for the entire company. In addition, Isabel is the office manager for the EPM Corporate Operations Center in Merrillville, IN and provides office management support for centralized services for each of EPM’s twelve property operations centers in Wisconsin, Illinois, Indiana and Kentucky.

  • Lori Tomaszkiewicz
    Regional Property Manager

    Lori Tomaszkiewicz began her career in the real estate industry in 2003 as an Office Assistant at Prudential Stonegate Realty. In 2008 Lori was hired by RealSupport, Inc. a Chicago based real estate marketing firm as a Marketing Assistant. Lori began working in residential property management in 2011 as a leasing consultant and since then has held positions with progressively more responsibility in the Chicagoland area. 

    Lori joined the EPM team in February 2017 as a Property Manager for Crystal Lake Apartments in Crystal Lake, Illinois. In 2018, Lori was promoted to Executive Property Manager and was tasked with the management of three additional EPM-owned properties, as well as Crystal Lake Apartments, in the western suburbs of Chicago. Lori was promoted to her current position of Regional Manager in 2020. Lori is now responsible for all of EPM’s communities located in Wisconsin, Illinois and Northern Indiana. 

    Lori has held an Illinois Leasing license since 2012 and is currently pursuing a Certified Property Manager (CPM) designation thru the Institute of Real Estate Management (IREM). Throughout her career Lori has won awards within the companies she has worked for including: “Engaging Leasing Superstar” (2012), “Zero Delinquency - Best Performance” (2014 and 2015), “Manager of the Year” (2018) and “Best Financial Performance” (2019). When Lori is not working she loves to spend time with her husband and two children. Lori and her family love all things sports and traveling all over the US.

  • Allison Rugenstein
    Regional Property Manager

    Allison Rugenstein began her career in property management as a leasing agent while attending Indiana University in Bloomington, Indiana. Allison brings over 14 years of residential property management experience working with luxury conventional, student, low-income tax credit and Section 8 housing.

    Allison received her Bachelor of Arts degree in Psychology in 2010 from Indiana University. In 2012, Allison received her Certified Apartment Manager (CAM) designation. Allison is currently pursuing her Certified Property Manager (CPM) designation through the Institute of Real Estate Management (IREM). 

    Allison’s prior positions include property manager positions at JVM Realty, at BH Management Services and later at Kittle Property Group where her energy and skill set exceeded the company goals and she was promoted to Regional Property Manager.  Allison’s portfolio with Kittle Property Group was comprised of 1500 units and exposed her to markets in Illinois, Oklahoma and Indiana. Where others see problems, Allison typically sees an opportunity for re-development and finds immense satisfaction in ‘fixing’ and ‘turning’ the particular property into a prime rental option.  As a Regional Property Manager for EPM’s central and southern Indiana and Kentucky portfolio, Allison actively engages in teaching and training others in the field while pursuing the necessary jobs of product evaluation, pricing, audits and employee management.

    When she’s not on the job, Allison keeps busy with her family which includes her husband and three children.  Together they enjoy traveling, swimming, exploring local parks and museums and sometimes just relaxing at home for movie time. Never a dull moment in her life, but plenty of fulfilling rewards!
